91 Average Greystar development score
GRESB 35, 36 Our 2025 GRESB results demonstrated a strong showing across our 32 submitted funds, achieving an average score of 84. This reflects steady, incremental improvement over the past three years. Among our submitted funds eligible for a GRESB rating, 86% of total AUM for participating funds achieved three stars or higher. Our development projects were another area of particularly strong performance, with an average score of 91, exceeding the category average of 88. Greystar once again outperformed the global average score, which rose to 79 in 2025, widening the gap between our results and overall industry performance.
This momentum demonstrates that our initiatives appear to be driving measurable progress and delivering more sustainable buildings. Some of the primary drivers we believe we can attribute to the year-over-year points gain have been broader data completeness, undertaking asset risk assessments, and building certifications. Notably, Greystar earned its first set of 5-star ratings in 2025, with five submitted funds achieving the highest score (representing 12% of our total participating AUM). Two European vehicles reached this milestone for the first time, underscoring our commitment to sustainable, resilient communities. Three US ventures also received five-star ratings, driven by strong environmental data coverage and green building certifications. When interpreting 2025 results, we note that the introduction of 5-star funds resulted in a redistribution of AUM across star categories. While 12% of AUM moved into the 5-star tier, the corresponding decrease in 4-star AUM reflects this upward movement rather than a decline in performance. Essentially, reductions in certain star categories are the result of funds improving, not falling behind, as evidenced by our average GRESB score increasing six points. UN PRI 2025 was Greystar’s first year reporting to the UN Principles for Responsible Investment (UN PRI). Following our 2023 signatory commitment, we conducted a gap assessment to identify priority areas for alignment and prepare for the reporting process. Our inaugural submission reflects that work, with our score and current practices largely aligning with the expectations identified in the review. Completing this first reporting cycle represents an important step in strengthening our responsible investment governance and enhancing transparency for investors.
Transparent communication is a key component of Greystar’s sustainability approach. We prioritize strong data quality, clear governance, and consistent reporting practices to ensure that sustainability information is accurate, actionable, and reflective of how our business operates.
