Resident Engagement & Wellbeing
Engaging residents and understanding their experiences remains central to our philosophy, as their satisfaction and wellbeing support long-term retention, stable operations, and positive reputation. We set high internal standards for resident satisfaction and consistently aim to exceed peer benchmarks in each market in which we operate. In 2025, overall results generally met or exceeded these benchmarks, reflecting strong performance relative to industry peers. 29 We use a combination of resident satisfaction surveys, onsite engagement initiatives, and industry research to better understand resident needs. Survey results and performance metrics are tracked at both the asset and portfolio levels through operational dashboards, enabling teams to monitor trends and benchmark results. Across the portfolio, this approach supports positive results across key experience measures, including leasing experience, move in satisfaction, and staff support, reinforcing the value of consistent service delivery, responsive onsite management, and ongoing resident engagement. Properties foster community and wellbeing through a combination of resident engagement programming and thoughtful building design. Engagement efforts include social gatherings, educational workshops, and wellness-focused activities and workout classes. Engagement is supported by digital touchpoints such as Greystar’s resident-focused blog content, which provides practical advice and resources for both current and prospective residents.
Many of our properties have implemented wellbeing initiatives shaped by resident needs. Across our Australian student housing communities, Greystar recently launched a partnership with a 24/7 personalized health, safety, and mental wellbeing support tool, complemented by property-specific events such as pet therapy. In Japan, one multifamily community offers a weekday morning shuttle service to a nearby transit station to support resident commuting needs, and in China, two properties partnered with a healthcare provider to host a wellness fair featuring traditional Chinese medicine practitioners, personalized consultations, and health management support. Together, these initiatives support everyday wellbeing by improving access to mental and physical health resources and creating opportunities for social connections. Resident wellbeing is further supported through the design and operation of our communities. This includes the provision of wellbeing-oriented amenities, attention to indoor environmental quality through modern heating and cooling systems, and sites that promote walkability and access to surrounding neighborhoods. For example, in the Netherlands, resident engagement is embedded into the Essential Housing operating model. Buildings incorporate features such as welcoming reception areas that foster social connection, convenient maintenance access to service spaces that limit disruptions for residents, and bicycle storage designed for residents’ safety and mobility. Once communities begin leasing, they participate in quarterly resident satisfaction surveys designed to track experience over time and ensure that these design intentions translate into positive resident outcomes.
20 29 Resident satisfaction benchmarks are based on third-party survey data from Grace Hill (formerly known as Kingsley Associates), a provider of multifamily resident satisfaction benchmarking. Greystar pays a nominal fee in the ordinary course of business to participate in and receive benchmarking results.
