CASE STUDY US Student Housing and Public Private Partnership
Greystar continues to be a leading partner to universities seeking high quality, affordable, and sustainably designed student housing.
Beyond sustainability and operations, Greystar’s on-campus housing also supports student wellbeing through proximity to academic buildings, libraries, and student amenities. Reducing commuting time helps strengthen engagement with campus life and contributes to a more connected residential experience.
Today, universities are focused on the cost of education and student wellbeing, alongside the need to address aging housing and capital constraints. Our Public Private Partnership (P3) model enables institutions to expand supply, improve quality, and manage costs by leveraging our development, construction, and operational expertise. This past year, Greystar reached financial close on more than $1b in new P3 student housing projects and delivered 4,600 student beds, reflecting both strong institutional demand and the expansion of our US student housing platform. Across both on- and off-campus environments, Greystar now manages 130,000 student beds globally.
2025 Project Highlights
University of Mississippi Phase 1 has begun with a plan to deliver 1,282 new beds in 18 months using Greystar’s Modern Living Solutions (MLS) model. MLS enables construction efficiency through scale and reduced onsite labor, seeking to cut construction time by ~30% and with a goal of delivery at half the cost of a traditional approach. Faster delivery will also minimize disruption and enhance student safety on an active campus. University of Pennsylvania Greystar advanced the renovation of a 1970s tower into modern, energy efficient graduate housing through adaptive reuse. The project delivers rent ~20% below market, reduces environmental impact by upgrading existing building systems and tinting windows, and benefits from a highly walkable, transit-oriented location that supports lower carbon living and student wellbeing. Cabrillo College & UC Santa Cruz (Costa Vista) This project demonstrates how P3 structures can expand affordability in high-cost, supply constrained regions. By combining state funding with tax-exempt P3 financing, the project delivers housing for students and their families at around 20% below market rates, while overcoming development barriers common in the area.

Since 2004, Greystar has delivered 40+ LEED certified student housing communities. 28 This expanded in 2025 with the completion of two LEED Gold developments alongside continued deployment of energy efficient technologies like smart thermostats and water management tools. Partners have highlighted Greystar’s approach to maintenance and management as a differentiator. At the University of Kentucky, work orders are consistently resolved by our team ahead of expectations, and at Boise State University, campus teams train with Greystar staff to apply practices that can improve efficiency across other on-campus assets.
28 LEED (Leadership in Energy and Environmental Design) is a third-party, industry recognized certification system that evaluates the environmental performance of buildings based on standardized criteria related to ener- gy efficiency, water use, and sustainable design. Greystar pays a nominal fee in the ordinary course of business to participate in this certification program.
