CASE STUDY Sustainable Infrastructure
Integrating sustainability into service delivery supports continuity, resilience, and community outcomes, while contributing to broader decarbonization objectives.
Centerstream District Energy exemplifies this approach by delivering lower carbon heating, cooling, and power through a centralized, highly efficient system that reduces environmental impact while improving long-term operating costs and reliability for customers. In parallel, the strategy incorporates key social considerations aligned with the provision of essential services, including:
Our infrastructure approach centers on investing in essential real assets that improve the daily experience of our residents and customers. A central consideration within this approach is whether an investment meaningfully enhances the affordability, reliability, and quality of essential services. This lens guides our identification and evaluation of opportunities such as advanced digital infrastructure, which improves connectivity and service performance, and lower impact heating and cooling solutions that support decarbonization while reducing operating costs. Managing environmental and social considerations is integral to this approach, helping mitigate risks that could affect the delivery of critical services.
During 2025 and into 2026, Greystar has been advancing a structured approach to incorporating sustainability considerations into its infrastructure platform, including potential alignment for certain vehicles with evolving regulatory frameworks, such as the EU Sustainable Finance Disclosure Regulation (SFDR). 39 This work has focused on identifying, defining, and documenting the environmental and social characteristics that may in the future be promoted across infrastructure investments. As part of this work, Greystar’s infrastructure and sustainability teams undertook a structured assessment, supported by an external advisor, to evaluate how environmental and social considerations are reflected in the operation and performance of infrastructure assets. Through this work, the team identified several key environmental themes, including:
Responsible engagement with customers and stakeholders Transparency in health and safety practices Supporting access to reliable and affordable services

Our 2025 investment in an internet infrastructure provider will contribute to more resilient digital access, supporting both operational efficiency and lower costs for residents. To support transparency and ongoing improvement, the infrastructure team is developing processes to track relevant environmental and social indicators across the investment lifecycle. These indicators are intended to inform management decisions, monitor progress, and support future reporting aligned with evolving regulatory and investor expectations.

39 The disclosure and governing documentation for any Greystar financial product should be carefully reviewed for information about how and the extent to which sustainability considerations are applied to that product, and such considerations may be subject to change without notice. In addition, only certain Greystar funds have sustainability-related objectives or designations (including under the EU Sustainable Finance Disclosure Regulation (SFDR)), and it should not be assumed that all Greystar funds incorporate such objectives or characteristics. Sustainability is only one of many considerations that Greystar takes into account when making investment decisions. See additional important disclosures on page 37.
