Greystar prioritizes employee well-being and safety across our operations, working to mitigate workplace incidents and injuries through comprehensive training, audits, and hazard identification. We're also embracing new construction methods, as highlighted in the Modular Housing Case Study, which not only improve efficiency but also create safer work environments. This approach combines traditional safety protocols with forward-thinking solutions to protect our people.
In late 2023, Greystar launched Target Zero in the U.S. as an enhancement to our standard safety and quality program for our Development & Construction Teams. The initiative was the outcome of the need to establish comprehensive goals around and create a standardized approach to safety and quality. Target Zero sets clear, measurable safety goals, aspiring to reach zero OSHA citations and zero injuries, while setting project practices to reach these goals such as the resolution of safety items within 24 hours of identification. For quality assurance, the initiative emphasizes successful completion of exterior mockups, timely resolution of inspection items, and delivering high-quality units to management teams on the first walk-through. The program tracks performance through a dashboard that monitors over 100 active projects across multiple metrics, including internal safety inspections, builder's risk assessments, and third-party evaluations.
An important development in 2024 was the increased team engagement in project kickoff meetings, which provide a platform for teams to discuss risk management strategies and share lessons learned prior to project kick off. Program elements also include monthly super-region calls to discuss safety incidents and preventive measures, and the Target Focus platform, which supports knowledge sharing and provides ongoing trainings for project teams. Another key aspect of the program is its focus on employee recognition, which includes hard hat stickers for achieving key KPIs and a quarterly newsletter highlighting a team member’s quality and safety impacts. Given the positive employee engagement with these safety and quality recognition programs, additional plans to expand these initiatives to foster healthy competition and celebrate team achievements are underway.
In 2025, Target Zero will expand to include contractors, a key stakeholder given the number of third-party contractors we work with. We will continue to disperse our quarterly newsletters to the global team, sharing identified best practices as we prepare continued growth of the initiative in the future.
