Greystar Sustainability Report 2024

SUSTAINABILITY TRAINING & TEAM ENGAGEMENT

30

Training: For the broader team, we provide ways to expand capabilities through regular training. Our mandatory team member training covers topics such as ethics, culture & inclusion, health & safety, and cybersecurity. In addition, the sustainability team delivers specialist training to key teams, and team members have access to sustainability modules within Greystar’s internal learning management system. Green Awards: Our Green Awards program was created to recognize communities and the property management teams managing them for sustainability achievements. Recognizing each property starts from a different baseline, we created "Most Sustainable" and "Most Improved" awards to recognize both established and emerging leaders. In the program’s inaugural year, we received 50 submissions, each of which was scored on environmental, resident, and financial impact criteria and judged by an interdepartmental working group. Not only does the Green Awards program allow us to recognize exceptional property management teams, but we also plan to share winning project details across our property management teams to spark ideas that can be replicated elsewhere in the portfolio. The “Most Sustainable” winner was a property in southern California with sustainability programming focused on energy efficiency, water conservation, and waste reduction. Over the past eight years, the property team’s efforts have contributed to a year-over-year reduction in operational expenses while enhancing environmental performance. The Most Improved winner was also located in southern California, a community that earned ENERGY STAR and Institute of Real Estate Management (IREM) Sustainable Property certifications through efficiency upgrades and responsible purchasing. Additionally, the property was an early adopter of composting, prior to state mandates. 1

Sustainability Network: Our EU Sustainability Network provides employees with a platform to engage in sustainability discussions, learn about key initiatives, and hear from expert speakers. Meeting quarterly in a lunch-and-learn format, the network fosters knowledge-sharing and collaboration, equipping our team with insights into emerging trends and best practice tools needed to drive sustainability forward in their roles. Sustainable September: In 2024, Greystar hosted our second annual Sustainable September campaign. This initiative, developed by our Advantage Solutions Sustainability Team, reached over 20,000 Greystar property managers nationwide and focused on environmental performance. The program took a collaborative approach, emphasizing how property teams from Community Managers to Service Supervisors and Leasing professionals can work together to identify and implement resource efficiency opportunities. Through interactive modules and case studies, property managers learned to leverage Greystar's sustainability dashboard to track performance metrics, identify improvement opportunities, and communicate improvements to ownership partners. Sustainable September also

introduced property managers to Greystar's sustainability tools that we launched in 2024.

These include GreenStar, our new sustainability KPI platform that provides real-time performance tracking and benchmarking capabilities, and the Sustainable Living Guide, a resident-facing resource that outlines lifestyle habits that can reduce both environmental impact and utility costs.

1 Greystar pays a nominal fee to rating agencies to be eligible for green building certifications.
