GREYSTAR DESIGN SURVEY

Our commitment to resident well-being and community building can be seen at properties such as LIV'N 833 in Shanghai. Throughout 2024, our property management team organized activities to bring residents together, including happy hours that attracted over 140 participants and Sunday group sessions with almost 40 residents attending regularly. The property's dedication to personalized resident experiences extends to celebrating individual resident birthdays, creating moments of connection that make our residents feel at home. This is particularly meaningful for our diverse resident base, including many expatriate professionals and embassy staff. During times away from family, our team's attention to community-building initiatives has fostered a genuine sense of belonging. The impact of these efforts is perhaps best reflected in the heartfelt farewell letters we receive from departing residents, who often take the time to express their gratitude for our exceptional care and the community we've helped them build during their stay. “Dear LIV'N 833 staff, thank you all for the support during my stay! Greenford Quay, a Greystar property in London, participated in a comprehensive Quality of Life Foundation survey conducted during summer 2024, which evaluated the social impact of build-to-rent developments on residents and local communities. This research was conducted in collaboration with the British Property Federation and The Association for Rental Living as part of a larger study of three properties across different developers. Residents reported satisfaction levels higher than national, London-wide, and broader private rental sector averages. This elevated satisfaction correlates with the development's intentional integration of environmental features and community spaces. The canal-side location with its blue and green spaces emerged as particularly valuable, with residents consistently rating these areas more highly than comparison groups for their accessibility, maintenance, and direct positive impact on physical and mental well-being. Community programming has also fostered social cohesion both within the property and with the surrounding community. Since 2022, Greenford Quay has hosted events such as summer film screenings open to residents and the public. Survey respondents found these events helped integrate new residents with the existing community and build relationships. This social impact study validates Greystar's approach of embedding sustainability and community engagement into core residential experiences, demonstrating that thoughtfully designed environments can directly enhance resident satisfaction and well-being.

We launched our Design Survey in 2017, with the goal of understanding renter preferences across our dispersed US properties. Our 2024 Design Survey Report was the first since Greystar undertook a major update to the questionnaire, reflecting shifts in renter preferences, particularly around sustainability, smart home technology, and evolving work-from-home needs. Based on 90,368 responses across 2,460 properties, we were able to quantify the value residents place on sustainability-related features. Among the top five most desired features across all survey results, three were sustainability-related. Fresh air ventilation and abundant natural light were particularly valued, with 86% of respondents considering it either an interest or necessity. High-efficiency appliances showed similar demand, with 83% of respondents interested or unwilling to rent without them. Our survey also allows us to track how preferences vary by location, property type, and income level. Beyond unit features, our survey highlighted the importance of neighborhood attributes like proximity to grocery stores, walkability, public transportation access, and dining options, revealing how environmental considerations extend beyond the building itself. These insights highlight a growing alignment between sustainability and tangible resident benefits like cost savings and air quality, demonstrating valuable insights that Greystar may be able to integrate into future development strategies.
